Reconnecting Washington, DC with its Southwest Waterfront
The Southwest Waterfront is a large scale mixed use development in downtown Washington, D.C. The site encompasses 23.6 acres of land and 29.7 acres of water from the Fish Market to the Police Pier. The entire development will have 2.4 million square feet of new mixed use construction, designed to blend office, residential, cultural, hotel and retail into an active, vibrant urban mix to create a world-class waterfront. A luxury hotel with 275 rooms will compliment 358 limited service and extended stay rooms, creating a diversity of clientele and visitors to the neighborhood. The waterfront will house 289 condominiums and 482 apartments, each with a 30% affordable component. There will be 280,000 square feet of retail and 700,000 sf of office. In addition, there will be 150,000 square feet of maritime and cultural uses.
Southwest Waterfront will be in the LEED-ND Pilot Program, and each building will be LEED-Silver Certified. All aspects of the project will include substantial local, small and disadvantaged businesses, from ownership and planning to tenant occupation. In addition, SWW is projected to catalyze the creation of 90-100 new business with 2,880 new permanent jobs and an annual economic benefit to the District of Columbia of over $30,000,000 in property and sales taxes. Project development costs total over $1billion, with $198 million in publicly financed components. Construction is set to begin in 2010, and all three phases will be complete by 2018.
