Set on the Woonasquatucket River, less than one mile from the heart of Providence, a powerful transformation is taking place: the conversion of American Locomotive Works. This expansive urban site is located in the lively Promenade District, half a mile fro the popular Providence Place Mall. SBER's 25-acre revitalization will encompass a combination of rehabilitated mill buildings and new construction, with the potential to reach 2 million square feet. The site plan contains up to 415,000 square feet of office space, 300,000 square feet of retail and restaurant space, and over 600 mixed-income residential units with a mixture of for-sale condominiums, townhouses, and rental apartments. The site will also feature more than 2,300 parking spaces.

ALCO serves as a catalyst for the further redevelopment of the west side of Providence, creating a link between developments on Valley Street. Dating back to 1866, when Rhode Island Locomotive Works produced locomotives on the north shores of the river, ALCO offers a valuable connection to Providence's industrial past, providing a vivid illustration of the Woonasquatucket River's significance and heritage. ALCO will contain a mixed-use community that pays homage to the area's past, helps to revitalize the current neighborhood, and works to preserve public green space along the river. The historic site - with many of its buildings are listed in the National Historic Register -- is easily accessible to Providence's downtown.
