A more active, lively, and colorful Charles Village.
Struever Bros. Eccles & Rouse is acting as the general contractor for the new Johns Hopkins University Bookstore and student housing project, Charles Commons, part of Charles Village. Comprised of two student housing buildings connected by a walkway/bridge, Charles Commons features 28,000 square feet of retail. Anchoring the retail component of the project will be Barnes & Noble Bookstore, serving JHU students, as well as the surrounding community. Charles Commons will also provide 620 units for student housing, student dining and meeting spaces, and specialty student use areas.
Also as part of Village Commons, SBER is overseeing two residential development projects: Village Lofts, located on the East side and the Olmsted, located on the West side. Combined, the projects will cost an estimated $110 million. The project includes residential units, retail space and structured parking. The retail component of Village Commons will feature a wine bar, restaurants, a coffee shop, convenience merchants and specialty fashion stores.
The for-sale residential units will target young professionals, empty-nesters, Johns Hopkins faculty and medical students. The 500-space parking garage at the Olmsted will be “wrapped” with residential units to be hidden from the street and will provide enough spaces for retail customers, residents and local employees. Village Lofts will include structured parking for 86 residential vehicles. The coordinated streetscape, including the entire area along St. Paul from 31st Street to 33rd Street, will knit the new developments together with the existing business district, resulting in a more active, lively and colorful Charles Village.
