The Olmsted is the culmination of a community-inspired and community-led revitalization of the Charles Village neighborhood from just north of E. 33rd Street to just south of E. 31st Streets along St. Paul Street. The Olmsted, a 395,060 GSF, poured-in-place, post-tension concrete building will be located on the SW corner of E. 33rd and St. Paul Streets, and will bring 107 new market rate residential units and over 15,000 SF of new retail to the neighborhood. The building's retail and residential components will "wrap" a 526-car structured parking garage, of which a minimum of 395-spaces will be owned and operated by the Baltimore Parking Authority. Adding nearly 400 public parking spaces to the neighborhood fulfills the community's desire and need for additional parking.

Additionally, and in accordance with the developer’s mission to create sustainable urban communities, The Olmsted is designed as a LEED Silver Certified structure. Few LEED medal condo projects exist in the United States, and fewer still are located along the East Coast. SBER is proud to help distinguish Baltimore as a forward-thinking urban center.
