America's cities are at a "once in a century" moment where the virtual end of the urban industrial and maritime economy is upon us. The old mills and abandoned manufacturing sites on waterfronts and in city centers open a world of new opportunity. Additionally, a robust market driven by demand for living and working in cities provides both capital and encouragement. With these factors in mind, our aim is to focus large scale, mixed use investment in a well planned, well executed master plan program within a targeted edge neighborhood to create an enormous market power — building values and market demand.

The unique dynamic of cities and urban neighborhoods, celebrated in Jane Jacob's "Death and Life of Great American Cities", is density and diversity. The more density and diversity of people, uses and activities, the stronger the market demand. Thus, "more is more" in driving value and creating synergies.
