The special dynamic of cities and urban neighborhoods is density and diversity — the diversity of people from all different cultures, backgrounds and incomes, a diversity of uses and a diversity of activities and events. This diversity includes housing of all types, job generating-entities, retail shops, restaurants, services, healthy school systems, amenities, entertainment, community open spaces, green construction and accessibility of transit hubs. When this density and diversity are successfully created, we're in the black on our triple bottom line.
Profitability, community and respect for the planet prove to be mutually supportive of this philosophy. Of course, the first bottom line is that of business — market returns and profitability. The second we believe to be equally valuable. It's the broader agenda of enriching lives by creating a community. It's what attracts people and enhances the first bottom line. Commitment to community hiring, public school partnering and open space beautification are examples of the extended involvement of the company beyond project boundaries. The third is our planet — enhancing and protecting our environment rather than destroying it. We believe that by doing this we create a more prosperous whole — investing in the community is good business and pays back in terms of raising values for all of us.
